This is an exceptional cottage of considerable character with a 15th century history.  It is located in the charming hamlet of Withyham next to Hartfield Village, which is particularly well known as being the home of Christopher Robin and “Winnie The Pooh” by A. A. Milne.

Close by is The Dorset Arms in Withyham, a very well regarded gastropub, which forms part of the Buckhurst Estate. A short drive away is Hartfield with village shop, The Bear Inn and sports facilities including cricket/football/tennis clubs. Both villages have popular primary schools. There is a disused railway which has evolved into the stunning 'Forest Way' cycle/bridlepath, offering a unique route through the lush surrounding countryside. The house is also located near to the splendid Ashdown Forest, an extensive area of outstanding natural beauty which has incredible walks. 

There are a number of nearby towns, Crowborough has supermarket shopping facilities and the Beacon Secondary School.  Whereas Royal Tunbridge Wells is a larger more substantial town with excellent shopping and restaurant facilities. Both have London rail connections.

The cottages share a private driveway and parking area, where there is parking for two cars. The home is accessed via the garden to the front which leads to a quaint front door and impressive living room with exposed brick, beams and a wonderful inglenook fireplace housing a wood burning stove. To the rear there is a well-equipped country style kitchen with a stable door leading to the rear garden, summer house and patio for al fresco dining with beautiful views across the Medway Valley.

On the first floor, there is a main bedroom which currently has a 4’6”double bed and a bathroom, on the top floor there is smaller bedroom (which currently has a sofa bed) and a shower room.
